Guidelines for Developers and Contractors
These guidelines are designed to ensure that all development, construction, and maintenance work within the estate is carried out professionally, safely, and with respect for the environment and the community. Please share these guidelines with developers and if possible, include in any contracts with developers.
Noise Management: Limit Noisy activities (e.g., drilling, hammering) to working hours: Monday–Friday: 8:00 AM – 6:00 PM, Saturday: 9:00 AM – 4:00 PM. Avoid noisy activity on Sundays & Public Holidays.
Resident Communication: Provide clear and timely notice of any work that may affect access, utilities, or safety. Email directors@eprl.uk.
Clean Worksites: Attempt to keep all areas tidy and remove debris, materials, and tools at the end of each workday. Please ensure materials that could cause damage to vehicle i.e. nails, sand are swept up at the end of each day.
Waste Disposal: Ensure proper disposal of construction waste. No dumping is allowed on estate grounds.
No Blocked Pathways: Keep driveways, pathways, and shared spaces clear and accessible at all times.
Health and Safety Standards: Follow all applicable health and safety regulations to prevent accidents and ensure worker safety.
Environmental Protections: Avoid damage to landscaping, trees, and communal areas. Comply with environmental laws regarding noise, dust, and water runoff.
Restrict Construction Hours: Where possible confine construction works to the hours between 8:00 AM and 5:00 PM.
Manage Contractor Parking: Ensure contractors park their vehicles in a way that does not block or otherwise impede access on the estate roads and that they do not park outside the homes of other residents without permission.
Protect Verges: Ensure contractors do not park vehicles, or store equipment or construction materials, on verges along the estate roads.
Restricted Vehicle Access: Heavy machinery and delivery vehicles are only permitted during approved hours and must use designated routes.
Safe Equipment Use: Ensure that all tools, machinery, and equipment are safely operated and stored.
Report Damage: Any accidental damage to property, landscaping, or shared spaces must be reported immediately to directors@eprl.uk
Responsibility for Repairs: Homeowners will be liable for any damage caused by their developers.
