Conveyancing
EPRL’s Company Secretary is on hand to help assist solicitors in connection with conveyancing enquiries and other matters when a house on the Estate is being sold. All communications in this respect should be forwarded to info@simpsonwreford.com and we will try to respond quickly as we know that these matters are very important. We charge modest fees for doing this work, as shown below, and which we invoice to the Buyers’ solicitor.
Typically what we do is;
- Provide an Information Package to the Buyer’s solicitor, and answer enquiries from them. Solicitors should note that much of the information they usually need is available on this website. This service by EPRL includes confirming whether or not a seller is up to date with paying their annual contributions to EPRL – this can be used to apportion contributions up to the date of completion of a sale. Note that if any owner’s account is in arrears we notify both the sellers’ and buyers’ solicitors and insist that the arrears are paid as part of the change of ownership. For this service in total we charge £300.
- Give any assistance necessary to help with Land Registry changes and registration when the sale is completed. For this we charge £100.
- Cancel the share certificate in EPRL for the selling owner, issue a new one for the buyer, and register the change with Companies House. We expect that all house owners on the Estate will be shareholders in EPRL. For this we charge £50
A new Share Certificate will not be issued to the new property owner while existing Invoices for subscription charges or development fees, relating to the address, remain outstanding.
